Prairie Crossing represents a successful beginning for a mixed-use community in an infill location near downtown Dallas. Although the site had a long and difficult history, the principals of Metropolitan Development Group were able to successfully navigate through a web of ownership issues, neighborhood demands, and local officials' desires to bring new construction to the neighborhood. The master planned community consists of 368 apartments, 192 for-sale lots and 24,000 square feet of retail space. Metropolitan Development Group's principals designed a plan that fulfills everyone's interest in creatively redeveloping the last remaining, large, undeveloped site within the community.

The site is located on the remaining 24 acres of a former Mobil Oil corporate office and research facility that at one time consisted of 160 acres. The former research facility has been transformed into an exclusive K-12 private school and is the site's next-door neighbor. After the rezoning process was completed the principals sold the four acres of retail land to a well-regarded regional commercial developer and sold the twelve acres of for-sale residential lots to a national homebuilder.
